BREEAM is a certification method for buildings. The criterion for evaluation is the parameters that make up the ecological value.

BREEAM-certified buildings use fewer natural resources, are environmentally friendly and provide comfort.

We are aware of the needs of modern ecology, our installations meet high environmental standards, higher than those required by the construction law.

Installations in BREEAM-certified buildings must meet the highest standards in terms of water and energy consumption rates, indoor air quality and waste management, so these aspects are particularly important in our work.

Lista wymagań dla instalacji branży elektrycznej i sanitarnej:

  • Urządzenia sanitarne o zmniejszonym przepływie wody: baterie, stelaże do toalet i pisuarów.
  • Instalacje wykorzystania wody deszczowej i szarej
  • Systemy monitoringu zużycia gazu i wody: liczniki, podliczniki itd. Zainstalowanie liczników z możliwością podłączenia do BMS
  • System detekcji wycieków wody.
  • System detekcji wycieków czynnika chłodniczego / Jednostki klimatyzacyjne ilość czynnika do 6kg.
  • Urządzenia do kontroli przepływu, zawory odcinające dopływ wody do bloków sanitarnych.
  • System ogrzewania biur o niskiej emisji NOx, t.j.: ≤ 56 mg NOx /kWh dla kotłów gazowych.
  • Minimalizacja zanieczyszczeń (wentylacja) – zaprojektowanie obiektu w sposób ograniczający koncentrację i recyrkulację zanieczyszczeń; zlokalizowanie czerpni i wyrzutni min. 10 m od siebie oraz od innych zanieczyszczeń zewnętrznych.

List of requirements for the installation of electrical and sanitary industry:

  • Sanitary appliances with reduced water flow: faucets, racks for toilets and urinals.
  • Installations for the use of rainwater and gray water.
  • Monitoring systems for gas and water consumption: meters, sub-meters, etc. Installation of meters with BMS connectivity.
  • Water leak detection system.
  • Refrigerant leak detection system / Air conditioning units the amount of refrigerant up to 6 kg.
  • Flow control devices, water shut-off valves for sanitary blocks.
  • Office heating system with low NOx emissions, ie: ≤ 56 mg NOx /kWh for gas boilers.
  • Minimize pollution (ventilation) - design the facility to reduce the concentration and recirculation of pollutants; locate the intake and exhaust min. 10 m from each other and from other external contaminants.
  • An air conditioning control system that allows it to adjust to temperature changes.
  • Water systems in the building - all water systems in the building should be designed to prevent the proliferation of bacteria.
  • Analysis of "free-cooling" solutions - execution of analysis and implementation of solutions in cooling.
  • Use of renewable energy sources.
  • Meters for each group of consumers lighting, outlets, ventilation.
  • Metering of rental units and large-scale collections.
  • Powering the lighting in the smoking room.
  • Bicycle station lighting controlled by motion detector and dusk detector.
  • Control of water valves from presence sensors in the sanitary room.
  • 3% of parking stalls for electric cars.
  • Controlling outdoor lighting via an astronomical clock.
  • Control of outdoor lighting in areas of irregular pedestrian traffic (e.g., dumpsters, docks) from motion sensors.
  • Hall lighting using occupancy sensors and DALI system.
  • Zoning of lighting for all areas in the building - for offices 1 lighting connector for no more than 4 workplaces.
  • Average luminous efficiency of outdoor luminaires installed on the building not less than 60 lumens/Watt.
  • Limit illumination of tenant signage to 600CD/m2 for areas ≥10.00 m², 800CD/m² for <10.00m².
